In this article, we will share the story of one of our investment options at weVLC.

At weVLC we always had a clear vision, reshaping the property market of Valencia, and giving life to outdated properties. Until then, we mainly worked with larger investors and minimum investments of €250,000. But we saw an opportunity to do more: to open up the market and make investing more accessible, exciting, and inclusive. We were receiving a growing number of investors interested in investing a lower ticket amount, ready to deploy. This is when our new investment vehicle was born. With a clear vision and growing demand, we set out to understand these investors' needs and worries. 

What challenges did investors face?

We found that investing internationally can feel overwhelming. Here’s what we heard:

  • Trust: Working with a company in another country can feel like a leap of faith.
  • Complex processes: Dealing with tax implications, legal requirements, and local regulations isn’t exactly fun.
  • Property management: Managing a rental property from another country is a challenge, to say the least.

How did weVLC address these concerns?

We knew we needed to build an investment model that solved these issues head-on. Here’s how:

    • We created a Spanish SL (a type of limited liability company) for our “ticket” investments. You lend funds through participation contracts, and we handle everything else—no Spanish NIE, bank account, or ownership paperwork required. the most optimal and secure structure to make these investments and give securities to our investors.

    • We specialize in taking outdated apartments and turning them into high-demand, beautifully designed rentals. We handle every step of the renovation to make sure properties deliver exceptional value for both tenants and investors.
  2. Keeping you in the loop:
    • Transparency is key. We provide regular updates, complete with financial performance, project timelines, and rental activity.
  3. Taking care of it all:
    • With weVLC Rent, you never have to worry about property management. We handle tenant placement, maintenance, contracts, and everything in between, no matter where you are in the world.

Andreu Alfaro: Modern shared living

When we first walked into this 1960s apartment, we saw a lot of potential. Located in a quiet neighborhood that still carries the charm of a small town, it’s just a quick bike ride to Valencia’s city center. The main street is lined with colorful houses and has a cozy, laid-back vibe.

We knew this was the perfect spot for creating a coliving space. The floor plan needed a total rethink, so we designed a layout that maximized shared spaces while keeping the bedrooms private and comfortable. The result? A three-bedroom home with a huge shared living, kitchen, and dining area, plus a sunny balcony.

Our vision wasn’t just about the space. We aimed to build a sense of community, making it easy for tenants to connect in the shared areas while enjoying the privacy of their own rooms.

The tenants love it, and so do we. It’s a home that delivers both strong returns and happy residents.

Waksman: High-demand coliving

Not far from the lively Ruzafa neighborhood, we found this 3-bedroom apartment just waiting for a second chance. We could see the possibilities right away: by adding a fourth bedroom and opening up the living area, we could create the perfect new co-living.

The renovation was a full team effort. Not only did we manage the construction, but we also took care of styling and furnishing the space. Doing this all in-house allowed us to keep costs down and quality high, delivering a seamless experience for the investor.

In just two months, this tired apartment became a vibrant coliving space. On the day we finished the final touches, tenants were already lined up and ready to move in. Since then, the property has remained fully booked, and the returns have exceeded expectations.
